Alconbury Weald Phase 3: Building the Next Chapter of Alconbury Weald

Phase 3 of Alconbury Weald has reached an exciting point, with Huntingdonshire District Council approving the Design Code that will help guide how this next part of the development takes shape. This Code sets out the standards that ensure new homes, streets and community spaces are built to a consistently high quality as our area continues to grow.

This next phase will bring around 2,000 new homes along with a vibrant Town Centre Hub. Residents can look forward to new shops, a permanent health centre, a library, a community building, a place of worship and spaces for fitness and wellbeing. Phase 3 will also deliver a new Sports Hub with football and rugby pitches, play areas, parks and two new primary schools. The much‑loved heritage of the former Cold War airfield will also be celebrated through new cultural and green spaces connected by miles of footpaths, cycleways and a new bridleway surrounding the neighbourhood.

Urban&Civic’s approach continues to focus on building neighbourhoods where community life, nature and wellbeing all come first. Phase 3 embraces a nature‑led design, creating places that bring people closer to the landscape around them. A dedicated Biodiversity Toolkit helps shape homes, streets and green areas to support wildlife and encourage habitats that link together across the wider development.

Sustainability will also play a key role, with new homes designed to be energy and water efficient and built using low‑carbon methods.

Phase 3 covers 188 hectares to the north of the existing development and includes the transformation of the old runway into a major new park for people and wildlife. Preparatory work is already underway, and once detailed plans are approved, the area will begin its next stage of growth. The first new homes are expected to be ready from late 2026.
